This is a SCAM…

This is a scam I arranged as a Landlord to have a CP12 Gas Safety Check done for my tenant in Medway however they contacted me to say they do not work outside of the M25. I requested a refund on the 4th December 24 and have rung 4 times as the refund has not been put back into my account each time I ring I am told it will be refunded but I am still waiting and will be reporting them to Trading Standards. I would avoid them as they are not honest.

Stay away – Refund still due (a month now)

Despite I booked the appointment (date & time) and paid online, they called me to inform me that they don’t work on weekends. I am still waiting for the refund that should have been issued one month ago. Each time I call them the answer is the same - you will receive the refund next Friday. It never happens. Stay away. I will report it to the council. Despite they have answered that they are looking at it it is already 2 months and still no refund has happened. Stay away it is a SCAM

Legal Requirements For Commercial Gas Safety Certificate

As a landlord, you are responsible for the safety of your tenants. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe.

Appliances, fittings and flues in a communal area but which may be used by tenants are also included. You are responsible for the maintenance and repair of flues, appliances and pipework provided for your tenants use, by a Gas Safe registered engineer. Although there is no prescribed timeframe for these duties, good practice would be the demonstration of regular, annual maintenance checks and subsequent repairs.

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue which you provide and annually thereafter by a Gas Safe Registered engineer. You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

Under the Gas Safety (Installation and Use) (Amendment) Regulations 2018 you can have the annual gas safety check on each appliance or flue carried out up to 2 months before the date the check needs to be carried out but still retain the original deadline date as if the check had been carried out exactly 12 months after the previous check.

Checklist For Gas Safety Certificates

  • Are you responsible for a building as owner or occupier?
  • Do you have a boiler within your building as heating or hot water?
  • Do you have a maintenance schedule for your boiler?
  • Has your boiler bene tested in the last 12 months?

All gas appliances, piping, extraction, and interlock systems should be inspected. The inspection will check that all elements are covered, such as whether the canopy has the necessary overhand, whether the CO and CO2 levels are not too high, and whether any catering appliances have gas leaks.
The list of safety checks is mandated by law, and because they are so crucial, you will need to show that you are up to date on your checks in order to obtain insurance. Failure to obtain an up-to-date Gas Safety Certificate and keep a copy on the premises will almost certainly void your insurance coverage if something happens to your property.

Not only are you potentially uninsured and putting the health and safety of your employees and customers at risk if you don’t have an up-to-date Gas Safety Certificate, but you could also be prosecuted under Regulation 35 of the Gas Safety (Installation and Use) Regulations’ “Duties of Employers and Self-employed Person.
